Recommendations for our deck...

Our deck has been sealed in the past, but never stained. It is now getting very gray and needs to be sealed and stained. We are going to use the Gemini Restore Kit to clean and brighten with a power washer. After we do that, would you recommend using TWP 1500 or Defy Extreme? Our deck is located in Virginia. If you have any other suggestions, those would be appreciated as well. Thanks in advance.

Use the TWP Stains for this after the prep. Use 100 if you are outside the DC area as I believe they are restricted there.

Flipped all boards (to get rid of the solid color on it when purchased Pressure washed, bleached, pressure washed again, applied bad mixture (since I put a mixture of Thompson's Water Seal new and old water seal on it- one was white liquid other smelled like turpentine,(approx. 400 sq feet) sampled a stripper (JOMAX) worked good but left dark/yellow fuzzie area. From research saw where I should use brightener but thought if still fuzzie after using brightener would have to sand. Decided not to use stripper and went ahead and sanded(#50). Will pressure wash again and now what do you suggest I put down as a weather sealer/protector probably a hint of color?

This has been a tedious/long/hard job for 71yr young F. Now really ready to get it over with.
I have an additional 800sq ft do you think it will be ok if I do not sand since bad mixture was not put on it?

Try TWP 100 Series. As long as the wood is clean and prepped you should be good to go with the staining.
