I recently bought a house with an old deck. Most of the deck boards seem in good condition, but I can see some developing some mold/mildew and a few are starting to warp. I wanted to powerwash, sand, and then seal the deck. However, I'm not sure of the best order to do the first two.
Should I wash the deck first, let it dry, and then sand? Or sand first, then powerwash. I've been told powerwashing could cause the wood to become rough, so sanding after washing makes sense. However, other people have suggested washing after sanding to make sure the wood is able to accept whatever seal/stain I use.

Will do. Just rained today, so deck wet but will post once it dries out.
Here are the pics. As you can see the deck looks grey and and a bit moldy in some places. A couple of the boards on the floor of the deck seem to be rising up and splintering--based on that I wasn't sure if it made sense to powerwash first then sand; sand then powerwash; or skip sanding completely.

We would not sand. Use a deck cleaner and then lightly pressure wash. Wood brightener after. If you still have a few splinters. Lightly hand sand those after.
