I have searched and all of the top brands are over a hundred miles away. I do not want to order online without seeing sample colors, so I'm stuck with the big box stores or paint retailers in Maryland. I have called most of them looking for the top brands--no one carries TWP, Defy, Armstrong Clark.

My 5-year old pressure-treated pine deck was previously finished with Cabot translucent oil-based stain. Only the railings have some of the stain left. The deck is otherwise in good condition, has been cleaned and is ready to stain. My other issue: the homeowner's association doesn't allow anything that looks like paint, but I would like a little UV protection, so I'm thinking I have no choice but to use a transparent stain. I don't want clear. I could handle a finish that will keep the color for a year.

At this point, I've ruled out Behr due to the horrible reviews--Cabot isn't getting good reviews--what's left?

You chave to let us know what brands you have locally as we have no way of knowing.

Behr, Olympic, Flood-CWF-UV only, Cabot, Sikkens and the usual paint stores like Sherwin Williams, Benjamin Moore, McCormick.

Flood if oil based only. Sikkens oil based SRD would be next.
