Fixing Old Greyed Deck

We have two decks, circa mid 1990s, that have been stained and sealed over the years. Has gotten grey and splotchy. last fall, had both pressure washed and sealed with Thompsons Water Seal. This spring - looks TERRIBLE! And, we are putting the house on the market.

Would like to just paint, or solid stain the deck. Can we just stain over? Do we need to remove the Water Seal? Wish I had known about its terrible reviews before I okayed the contractor to use it.

I would clean and brighten the wood then stain with Armstrong Clark.

Hi! Thanks! Great. I wish I could buy the Armstrong Clark through a retail chain. Right now, I have a time crunch, so can only use stuff I can buy at a retail store. For cleaners, a store recommended Armor All EZ Deck; they also have the Defy stain (not sure what series). Also, saw that home depot had the Flood brand (don't know if it is the product you recommended).

Any thing you can recommend that would be purchasable (not mail order) in the New England area (Boston through Ct to NY)?

Read that I might be able create my own oxygenated cleaner:
"If you wanted to make your deck cleaner, you could use the product you probably already have in the laundry room - what do you think?

I am not sure what you can get locally. TWP or Defy would be good choices if you can find them.

Found out wood armor by home armor was put on. Water beads up on deck so it is waterproofed. Ugh. Do I need to strip? Can I just paint over it?

You would need to remove if you want to use a semi-trans. If you paint it will cover but peel in a year or two.
