I just purchased a house with a 1200 sq foot 2 tier deck coated with a solid stain(manufacturer unknown) that is peeling on all the horrizontal surfaces, however on the vertical surfaces the stain is still in perfect condition. After much investigating on this site I finally have a plan:
1. Power wash all loose/peeling stain off the deck
2. Countersink Nails/fix loose board and Sand horrizontal floor surfaces down with a rented random orbital rectangular floor sander, fixing any cupping and removing all leftover solids stain. Use palm sander where necessary.
3. Clean and brighten floor using Restore-A-Deck or equivalent
4. Stain Horrizontal floor surfaces with TWP 100
5. Paint vertial surfaces and railings with white outdoor paint for a 2 tone look (which my wife and I like)

Am I missing any steps? Is anything out of order?
I appreciate any advise.

Perfect and two toned decks look great as well. Much easier for future maintenance. Would love to see pictures during this process!

I have one follow up question.... What would be a good product to use for the white railings and vertical surfaces. I was going to paint it white with an exterior paint, but I'm reading people use white stain.

You would want a solid color deck stain for this. Cabot or Flood.

How would I prep the previously stained surfaces? Sanding would be time prohibitive with two small kids in the house

Use a deck stain stripper and a pressure washer. you will need to strip a few times to get it all off.

Thanks for all the info.... I believe my stain is solid stain...Will hd 80 still work to strip it all? Maybe it's semi solid I don't know for sure. If it'll remove the stain, I should probably strip the entire deck instead of sanding?
