I have cleaned my pressure treated deck and am ready to apply a stain. The deck is 3 yrs old and previously had a neutral water base presevative applied. I would like to apply a semi-transparent stain. What is the best type of stain to use. Oil base or water base. I live in Florida and the deck is exposed to full sun most all day.

I will treat with Restore-A-Deck Brightener before applying stain

I also have two porches under roof that have Cumaru wood surface. I applied IPE oil last year and they looked good for about 3 months. They now have faded back to earlier conditions and several sections have become discolored with a black color.
I want to clean thoroughly and then apply some type of stain to the wood.
What is the best process and products to get the wood back to its original appearance?
