Hi:
Our concerns are more about mold & algae growth along with water protection.
Location- Northern NJ
Screen porch is nearing a year old, pressure treated SYP with cedar posts and wood panelled ceiling that is over a cement patio

Has never been stained or treated, faces north west and is protected on two sides by the house and in a partially shaded area. I'm concerned about proper curing and drying

The stairs are exposed to more sun so would I need to use a different product there?

So we are not exposed to beating sun, nor a lake etc. Armstrong, and Timber oil are not available locally. Sikkens Cetol SRD is at local big box but $$$$. Flood, Cabot, Womans, Thompsons, BJ and SW are readily available
My contractor is going to do the application.

If you are limited locally then you should buy online as it would save you money in the long run.

~P.T., S.Y.Pine less than one year old with nothing applied to it
~Covered screen porch with a wood ceiling that also needs to be treated. Sits on pilons over a concrete patio with an uncovered partial sun stair case.
~Priorities/concerns:

algae & mold prevention,
holds up to wear & tear,
and that the stain will dry, "cure" properly since it is covered and attached to the house on 2 sides. Ease of maintenance and future applications
~ not concerned with sun fading, color change etc.
Which are your top three recomendations for this project in a semi-transparent or tinted product?
