Hi everyone. I’m in Ohio and deck is West facing so mostly shade except for sun in afternoon.
the first pic is today 24 mos after staining, peeling everywhere. . 2nd pic is 2 yrs ago when it was stained. 3rd pic is 2 yrs ago after sanding before stain was applied. I love the color and look of the deck Unstained but am afraid to go with a transparent stain. Also I want this to last more than 2 yrs. Will a transparent stain last and not peel after 2 yrs? Water or oil based?

@administrator Thanks. Assuming I power sand everything will transparent stain last more tha 2 yrs? What lasts the longest water or oil?
