Hello!

First off thanks in advance for the advice

Deck Location State: Knoxville, TN (East Tennessee)
Full Sun, Partial Shade, Full Shade: Full Sun starting @ noon
Wood Type: Pressure Treated Pine
Mold or Mildew Issues: Yes
Reason for Previous Stain Failure: Cabot stain failed in a few months

-I am looking for a stain recommendation based on longevity then ease of application and last price

-Deck is ~2 years old. Applied a 'natural' tone Cabot stain last summer that did not last long. Before finding this site a tried a cleaner that did not remove much. Shall i use a stripper and brightener instead?

-I have some areas where hot charcoals have burned the deck and created 'divot's. What would the best way to repair these before staining be?

-Lastly how do i figure out the square footage of the railings and stairs? My deck is 12x16 plus the railings and stairs

I would use a stain stripper to remove the Cabot. For the stain I would consider the TWP 1500 or Defy Extreme. Keep inconsideration that lighter colors will fade faster.

Cannot repair charcoal burns. You would need to replace the wood.

Measure the railings length the multiply by 3 for the height. Same with stair railings.

Any reason for the TWP 1500 over the 100?

I could live with the 'divot's' from the charcoal burns if i could sand them so they would accept stain. do you think that would work?

You could try to sand them out if the burn marks are not too deep. You could use the TWP 100 as well.

Hey got one more question for you. I could not sand the charcoal burns out. If i replaced the boards (there are 5 or 6) and used twp 1501 stain would it be very noticeable which boards are the new ones? Or would i need to use a darker stain to blend in? Also would i have to wait a certain amount of time to stain after the new boards are put in?

New wood will not match older wood no matter what color you choose. You should let the wood weather for a month or two.
