We just bought this house last summer and the deck had not been stained or maintained in some time so we spent the summer and fall cleaning the deck (Jomax mildew remover, bleach, other cleaners) and pressure washing it. We waited for it to dry and then applied Olympic Maximum exterior semi-Transparent (Acrylic/Oil) stain with a paint sprayer (only one coat, not too thick and no drips). We weren't able to use the deck last fall at all, and this spring when we went outside we saw that our deck was peeling and the mildew/mold/black algae has returned! From researching this forum, apparently the stain we used wasn't that great, but I wouldn't expect it to be as bad as this! Also, the deck gets barely any sun and the climate is very wet/humid and prone to mildew, but since we cleaned it I wouldn't think it would come back! Please help advise how we can fix this, very much appreciated.

Mildew is under the stain and in the wood it looks like. Cleaners remove but will stop it from coming back. You used an acrylic water based stain that films as well and that is why it is peeling. Problem is they are much harder to remove. You will need to:
1. Use a stain stripper and pressure washer to remove what you can
2. Sand off the rest
3. Brighten the wood
4. Use a penetrating oil based stain.
