Hello

I have 3 rental properties with decks that were stained very well with Olympic Maximum semitransparent Oxford Brown back in 2018. Overall I feel they held up real well. Stairs are showing signs of wear and plan on re-staining with the same, but understand that the Olympic maximum product has changed from acrylic oil to a water based since this was applied. The local box stores are no longer selling this product and are now trying to sell the Olympic Elite semitransparents.  Can I apply the  New maximum being water based and the old formula stating acrylic oil or should I go with the Elite semitransparent  that states it is an oil?

If not any of these which product would allow for a simple recoat with best results?

Sorry for being long winded. Appreciate all the help.

Thanks

We are not fans of any Olympic products so if it was us, we would switch and go with a better brand: https://www.deckstainhelp.com/best-semi-transparent-deck-stain-reviews/

If you do not want to do this, then use the Olympic oil based version if that is what you used prior.

If switch brands am I able to simply apply a topcoat over the existing or do I need to remove existing  stain?  ( Much more intensive project for rentals)

Is olympic elite oil the same as the acrylic oil used previously in the maximum product?

Thanks again for the stain wisdom

Thank you again

You have to fully remove the previous coating when switching. Not sure if they are the same. BTW, when it says "acrylic" that means it is water based. You cannot have an acrylic and be a true oil based stain.
