Stain for pressure treated in CT

Hello. We used a Behr product (big mistake) 3 years ago and it peeled almost instantly. Here's our situation:

shade in morning, full sun by noon, Eastern exposure
damp, prone to mildew/mold
2 dogs with sharp nails
large surface area and lots of stairs

Have to remove the Behr fully first. Try to strip with the Restore a Deck Stripper and pressure washing. sand off any stubborn areas when done. Brighten after all is remove. Use a penetrating stain so it does not peel. TWP 100 or 1500 Series.

Defy Extreme is an excellent stain as well.
