1. North Carolina
2. Partial shade (covered deck with fully exposed stairs)

4. Some mold but only where wood is 100% exposed to weather
5. Previous owner used Cabot Australian Timber Oil. Summary of it's performance is not great. Wood grain and color looks great after refinishing. Surfaces expposed to sun and water last about 6 months before fading, lack of moisture barrier and then mold are very evident. In areas where the roof provides good sun and rain protection the finish looks great for 24 months. In areas where the roof partially blocks the sun and most rain, the finish fades in 12 months.
I am cleaning every fall with Restore-a-deck 2 part system and re-staining with more Cabot Australian Timber Oil. The edges of the deck and all of he stairs look bad most of the time.
I need a better product for this application and some advice on what I need to do in order to effect the switch. Full strip? use restore-a-deck and scuff sand?

Thanks for the recommendation. I looked at the Armstron Clark Mahogany and it looks very dark. I'm concerned that adding such a dark stain to wood that is already so dark will cover all the nice wood grain I am trying to preserve. I think it would look perfect with a clear sealer but I would like something that lasts better.
