20 Year Old Deck Has Been Maintained But I Must Be Doing Something Wrong

Our 20 year old deck has been cleaned and restained every 2 years since we applied the first product when it was a year old. We used Flood products. Some years we pressure washed, some years scrubbed with a deck cleaner. I've attached 2 photos of the current situation. This is what happens in a 2 year timespan in Ohio. The deck looks great when finished, then looks like the pics below. Some areas have no finish left on them, other areas are peeling, and another area under cover of the porch looks pretty good.Vertical lattice surfaces look pretty good. But green algae everywhere. Obviously I'm not doing something right and need advice. Called 3 local deck services and got quotes that were $1100 and up so it's out of my reach. And they simply pressure wash and use Behr products, so not sure on that.

For prep, you should use a stain stripper and pressure washing. Let dry and sand the rest of the old stain off down to the bare wood. Brighten all wood. Let dry and use a penetrating stain like Armstrong Clark.

Okay thanks. How do you think the Armstrong Clark will do on areas that still have glossy paint on them? I can clean and pressure wash the lattice, but I don't think it's possible/feasible to sand the lattice to get every bit of paint off. And that's my other thing. The lattice looks beautiful in most places. Just wash the lattice as best I can and still use the Armstrong Clark (or similar)? And is it dangerous to sand this older style of treated lumber with arsenic in it? I'm sure it will get in my eyes, etc. even with a mask on.

You cannot apply the AC over a paint. It has to all come off. Nothing will work over a gloss paint that is a deck stain product.

You can sand if you wear a proper mask
