Hello everyone! I really need advice on my deck and fence. I live in denver and I built this deck and fence 5 yrs ago. The story goes... I initially applied behr clear stain on the 1st year. It flaked and Behr came clean and said there was an issue with their batch. A yr later, I washed, sanded and applied the same stain again ( behr sent me $1000 in credit and had the same problem. Fast forward to 2022, I went with Sherrwin Williams Super deck semi transparent sealer. I power washed, sanded some areas and the applied it. Now i'm left with this. The deck is peeling and I need to find a way to persevere this expensive deck and fence.
Can anyone please guide me through this? Do I get the Super deck sealer removal and apply and use a stiff brush to remove it? then sand? and apply a wood reviver product? Then seal it?
We want to keep the look of a semi transparent look.
In what order should I perform this project and what products do you recommend? Power wash?

Yes, strip and brighten all wood while using a pressure washer. See here for tips on stain strippers:

1. how much time can I leave the wood prepped (stripper and conditioner) before I stain?
I'm still having trouble deciding what semitransparent stain to buy. Which leads me to my next question.
I live in denver and the house faces south. This weather and uv rays eat up paint and stain. So which oil based semi transparent would you suggest. We cant use TWP in CO. Any other ideas? Thanks for all the help!

@administrator what are your thoughts on Messmer's UV plus? I mean, in your opinion and looking at my pics, would you go with a darker semi transparent tone? I'm afraid some of that yellow/gold wont come out. It looks like i'll have to sand too. I have smooth cedar and rough texture.
I also cant find anyone that sells that Armstrong or TWP here in Denver. I would like to find the right color tone before ordering 10 gallons of whatever product online.
@administrator Scott, how much time do I have to apply the Restore a deck #2 brightener after applying and power washing the deck with the cleaner?
Do I let it dry and then spray it evenly?
