Try the Restore A Deck Stain Stripper. Spray on and then pressure wash off.

I live in NJ. Deck is shaded in the morning, but is exposed to sun in the afternoon. My PT deck was just installed last summer (2017) and was hoping to get a good advise on what product to get. I’m looking to stain it with color (coffee for the deck and black for the railings). I was initially looking at Olympic Elite, but then I found this website.

Try the TWP 1500 series.

. There are two levels, so part of the bottom level is in shade.
3. I think it is pressure treated yellow pine from Lowes.
4. Mold & mildew develop on the bottom part that is shaded
5. The main issue with the previous stain is it's a clear sealer and barely lasted a year.
Our deck is about 1,500 square feet and two stories, so it's a lot of work to maintain. When we bought the house, it was no big deal because we didn't have kids. But now we have two kids in diapers and don't have the time to maintain it ourselves. So we've hired a contractor because the deck is looking very old and weathered. My wife decided she wanted it done in a solid with two tones; white for the spindles & brown for everything else. I let the contractor know your site recommends oil based and so he purchased the following:
- BEHR Oil-Base Semi-Gloss Enamel, Padre Brown
- KILZ Complete High-Adhesion and Penetration Interior/Exterior Oil-Based Primer/Sealer, White
I came home from work tonight and found those on the back deck. He is supposed to start tomorrow applying it tomorrow. I have serious concerns that these are not adequate for a deck, please advise?

They are not. Behr is poor in general and those types will not work for decks. You want a solid color deck stain. Try Flood brand or Cabot.

I live in the northern California (East Bay) We have a very old deck we believe to be mostly redwood. The deck is structurally sound. Most of the deck had grayed, although some of it was stained with a solid stain. I have stripped off the old stain, sanded, cleaned and brightened the wood. We replaced some of the spindles and a board (not supportive, just decorative) with new wood. Even though the boards are old I like the look of the grain and do not want to cover it with a tinted stain. Can I use Armstrong Clark Transparent Stain? Should I do anything to the new spindles and board?

I guess my question is is it okay to use transparent stain rather than semi transparent? the deck is in sun for most of the day. And should i stain the new boards and spindles or wait?

Semi-transparent would give better UV protection that the transparent when in full sun. Wait on the new wood for weathering and prep. AC suggests 3 months.
