Very happy with the results but you must prep and apply as per the manufacturers instructions. You can call them, like I did, to make sure I was doing it right. A year later it is still beautiful. I expect to have to reapply every few years but the prep should be minimal.</blockquote>

Summers are HOT! Can you tell me what kind of stain I should use? Brand? solid or semitrans? What would best be used for the extreme sun?<br />
