It builds up heat to the point the soles of my shoes feel like they might melt so I'd love a heat reflective stain. The ground tends to be at least 10- 15°cooler. I've found stains that claim to lower the temperature to the touch but not many reviews. Water resistance is a priority as well, in the winter we get daily rain. Thanks!</p>]]></content:encoded>
