<li>5. Main Issues with Previous Stains - Tried a thick deck restore which peeled off in less than a year. Sanded that off and then used Thompsons Sealer. I know you recommend not using it. The previous owner left it. Now it looks untreated.  </li>
</ul>
<p>The deck is only 7 years old but it's badly cracked and split. It should be replaced but have to paint the house first. Is there anything that can fill in and seal the cracks and splits and that could last a couple of years? If not, what else might you recommend? Since I will replace the deck at some point, I don't want to spend much on this temporary fix. The deck is 17'x16'. New top boards will cost about $700. Any help appreciated!</p>
