                        <content:encoded><![CDATA[<p>Hi, new to this site, and it's very helpful.  I just moved into a new house last year, and I am now tending to our deck.  It looks like treated wood which has not been stained previously, probably less than 5 years old, but was showing a lot of gray and mold.  I pressure washed it, which really cleaned it up.  This left some fibrous material behind, so now I plan to sand it in preparation for staining and sealing.</p><p>My question is - after pressure washing and sanding, do I need to apply cleaner and brightener still?  Or can I proceed with staining after sanding?</p><p> </p>]]></content:encoded>
