We actually determined our deck pictured in first post was actually 20 years old and probably never taken care of.  I am now convinced you can "save" almost any deck.  We used the recommended Restore-a-deck, pressure washed, then used the Brightener.  Stained with Armstrong-Clark semi-solid Woodland stain.  You can see the results in below pics.]]></content:encoded>

We are in Columbus MS (hot, muggy, wet, sun and shade).  The deck is 12-15 years old and looks like if it ever was stained or sealer it was years and years ago.  We are thinking the only thing that can save it is a solid stain - but which one is the question.  Any suggestions appreciated.  This deck is about 18x14<br />
