1.Deck Location State: Maryland
2.Full Sun, Partial Shade, Full Shade: Mostly shade, under the oak trees
3.Wood Type: Pressure Treated Pine
4.Mold or Mildew Issues: Yes, a little
5.Reason for Previous Stain Failure: Stain just faded, no peeling. Some color still exists on vertical surfaces, not on horizontal.

what would be the best treatment and the best stain to use? stain longetivity and ease of maintenanceis the most important.
