	we have 25 year old deck. the last time we used semi solid Cabot about 4 years ago.<br />

	2.Full Sun, Partial Shade, Full Shade: Mostly shade, under the oak trees<br />
	3.Wood Type: Pressure Treated Pine<br />
	4.Mold or Mildew Issues: Yes, a little<br />
	5.Reason for Previous Stain Failure: Stain just faded, no peeling. Some color still exists on vertical surfaces, not on horizontal.<br />
	<br />
	what would be the best treatment and the best stain to use? stain longetivity and ease of maintenanceis the most important.<br />
